We act as a property sourcing and introduction service.
This means:
We identify and assess property opportunities
We introduce suitable opportunities to buyers/investors
We facilitate introductions between relevant parties
We do not provide financial, legal, or tax advice. You should always carry out your own due diligence and seek independent professional advice before proceeding.
How Our Service Works
You register your interest as a buyer or investor
We assess your criteria and investment position
We introduce relevant opportunities where suitable
If you wish to proceed, the transaction moves forward via solicitors
We do not guarantee access to deals, and opportunities are typically offered on a first-come, first-served basis.
Deal Information
We aim to provide accurate and relevant information on all opportunities.

All figures (including valuations, rental estimates, and returns) are for guidance only
Buyers must carry out their own independent due diligence
We are not responsible for decisions made based on the information provided
Fees
We charge a sourcing fee for introducing property opportunities.
Fees will be clearly communicated in advance
A reservation or commitment fee may be required to secure a deal
This fee is typically deducted from the final sourcing fee on completion
Unless otherwise stated, reservation fees are non-refundable, except where a transaction fails due to material issues identified during due diligence (e.g. legal or structural issues).
Anti-Money Laundering (AML)
In accordance with UK regulations, we are required to carry out identity and anti-money laundering checks.
You may be asked to provide:
Proof of identity
Proof of address
Proof of funds
We reserve the right to decline or delay engagement where satisfactory checks cannot be completed.
Information Sharing
To progress a transaction, we may share relevant information with:
Sellers or their representatives
Solicitors and legal professionals
Mortgage brokers or financial professionals (where appropriate)
Trusted partners involved in the transaction
We will only share information necessary to progress a deal.
